Steam Cleaned Carpets:
Carpets have been professionally steam cleaned at the start of the tenancy in accordance with HHSRS Regulations 2006, providing you a clean, safe place to live. The Landlord(s) reasonably expects you in accordance with contract to return the house in the same clean state and condition, having the carpets steam cleaned by the same Landlord(s) Approved Contractor at the end.
Such cost to be met by the outgoing Tenant(s), in accordance with contract. Under no circumstances does the Landlord(s) agree to the carpets being shampooed, as this may cause skin irritation or breathing problems to ingoing Tenant(s) (Landlord(s) or Occupier(s)) with someone with a particular allergy to the harsh detergents that can be used.
The costs for cleaning the carpet on check out have been provided to you as part of your tenancy agreement. These are the cost the Landlord(s) has previously incurred in making sure the floor covering are as clean as they reasonable can be by being steam cleaned only. New carpets provided to you at the start of your initial tenancy will still need to be steam cleaned by you, at your cost, at the end of your tenancy, as they will no longer be treated, in law as new.
Pets Disclaimer Fees/Additional Pet Deposit – The Landlord(s) may in certain circumstances require an addition deposit /and or paperwork on top of the amount quoted in media, to add further financial strength to the Tenancy Guarantees offered by the Tenant(s). An additional Minimum £200 (No Maximum) to be added to the Deposit, if the Landlord(s) agrees a Pet(s) at the address.
Fees for Drawing up & Executing Tenancy Agreements:

Tenancy Reference Fee (For your New Next Landlord):
We charge a Tenancy Reference Fee of £30 inc Vat for any new Landlord(s) or previous historic Tenancy/Landlord(s) reference requests.
Check Out – Where the Landlord’s Agent has to provide a report and photographs to the DPS (http://www.depositprotection.com) for arbitration or for Court Action, the costs for such works, on costing the Landlord(s) are (minimum) £120 inc Vat. Such costs to be met by the outgoing Tenant(s), in accordance with your Contract (Clause 50 of the First Schedule)
General Administration Fee:
We charge a Minimum of £6 Inc Vat (No Maximum) for each piece of correspondence sent to the Tenant relating to any breach by the Tenant of any covenant contained in the Tenancy Agreement, whether for payment of rent or otherwise.
